Changes to York St Dev

PROPOSAL: 28 dwellings (down to 25)
The York Street development is back with council officers after a few changes:
- reduction in number from 28 to 25
- widening of entering roadway to 6 meters
- increase of internal roadway for traffic and trucks
- some changes to the dwellings along the creek-line (hard to see what if someone wants to point them out)
Oh and these changes mean some of the dwellings won’t have the minimum 25m2 of private open space, but the developers think council should waive that because they are trying really hard for a good design response!!
We don’t think it goes far enough to make this a more livable sustainable good place for future residents. And neighbours agree, two properties adjoining the property (and bear in mind there aren’t many because one side is entirely the creek), have their homes up for sale. How terribly that people feel they just couldn’t live beside this inward facing over development.

oh here we go again. How on earth could you envisage putting all these dwellings on one small building block. Erin you are so right, a potential ghetto. Oh what a nightmare trying to assass york st. both for the tenants and us other road users of york st. Please council see reason and insist that the developers see reason and adhere sensible development. I hope that everone objects strongly.
Kaye these neighbours need all the help they can get, you can make a submission about this development easily via the council eservices website. However you’ll have to hurry, the council officers are currently looking at this and you have a right to submit up until they make a decision, and they are deciding now.
Reminds me of caged hens, the more that can be crammed in, the more money it makes for someone. No quality of life.
Keep your eye on the block for sale also in York st just a block up it sits behind me in the 400 block, it has sold once but luckily fell through maybe because I wouldn’t play ball and sell. I dread the day, but I will stand my ground
So the developer wants to be allowed to go below a set minimum because they are trying their best to meet planning requirements! Sounds like they need to try harder.

The changes to this development do not go far enough to change my opinion of it. It is NOT acceptable that some of the dwellings do not have the minimum private open space. We consistently ask developers for better than just the minimum, and here we have even less. A better result would be 10-15 dwellings.
This proposed development will have a big impact on York Street, one I use everyday. It will impact on the creek paths that I walk every other day. But most of all it will have an adverse impact on the neighbourhood character of the area. And by far the biggest impact will be on the future residents of this development.
My objections specifically are:
1. Over-development – there are not enough open space, private or public for families and children to play and recreate outside. The developer needs to at least half the development and provide vegetation and outdoor space for residents. The development is dangerous with one road in and one road out will create chaos everyday with internal traffic and lack of parking for visitors, and will be a death trap in case of an emergency.
2. Neighbourhood character – surrounding the development are dwellings that are diverse in architecture, materials and orientation. They have gardens and adequate areas in both front and backyards. They are neat and built in various eras, all are fenced and create a true neighbourhood. The proposed development is inward looking, turning its back on the community it should be engaging with. It is ghetto creating with similar style dwelling and similar sizes not unlike public housing of the 70s which caused so many issues for residents an neighbours. All research now is pointing towards a need for diversity of size, diversity of style AND also suggests that open spec is a must for livable sustainable housing.
3. The amount of traffic being forced into York St, only metres from a round-about and directly opposite the local Milk-bar is bound to cause enormous headaches for residents, locals, emergency services, and for rubbish pick up.
This development MUST be reconsidered in light of the recent VCAT decision about 23 Rodier St which was large scale development, in Ballarat East, beside the creek.
Beautiful diverse chaotic Ballarat East, developed over the last 100 years is in danger of being totally changed within five years from the amount of over development happening here. We have a forest, small miners cottages and industry, we need developers to support sustainable development that respects our heritage and our community.
